For several years now, western Poland has remained one of the most important areas for the development of the warehouse and manufacturing market in the country. The growing interest from investors stems primarily from the region’s excellent transportation links, proximity to the German border, and access to key European transport routes. It is in this region that BTS Development is carrying out its next warehouse and manufacturing projects, responding to the needs of companies seeking modern space under the BTS (Build-to-Suit) and BTO (Build-to-Own) models.

Currently, the two projects being developed by BTS DevelopmentBTS Park Świebodzin VI and BTS Park Zielona Góra – are the most advanced. Both projects are in the final stages of construction, and their completion is scheduled for the third quarter of 2026.

BTS Park Świebodzin VI – a strategic location along the A2 highway

BTS Park Świebodzin VI has now reached a completion rate of approximately 70%. The general contractor, Dekpol Budownictwo, has already completed the full enclosure of the facility with exterior walls made of sandwich panels. All gates and doors have been installed, and work is currently being finalized on the roof sheathing and the installation of polycarbonate panels in the skylights.

Inside the hall, work has begun on the industrial flooring, which is one of the key stages in preparing the facility for future warehouse or manufacturing operations. At the same time, exterior work is underway, including the installation of water supply, sanitary sewer, and storm sewer systems. Roadwork related to the construction of access roads, parking lots, and maneuvering areas is also progressing.

Completion of the project and obtaining the occupancy permit are scheduled for the end of September 2026.

The project’s location in the immediate vicinity of the A2 highway makes it an attractive option for companies serving both the Polish and German markets. For years, Świebodzin has been strengthening its position as one of the most important logistics hubs in western Poland, offering quick access to Berlin, Poznań, and major European transport corridors.

BTS Park Zielona Góra – modern space along the S3 highway

Work on the BTS Park Zielona Góra project is even further along, with the project’s completion rate already reaching 82%.

General Contractor MBT has completed the full enclosure of the facility, including the construction of the roof, skylights, and facade, as well as the installation of all gates, loading docks, and doors. Electrical installations are still underway, while key internal systems—including water, sewer, and stormwater systems—have already been completed. The retention tank, a key component of the facility’s technical infrastructure, is also complete.

Work on the industrial flooring will begin shortly. At the same time, paving work and landscaping around the development are being finalized.

The occupancy permit is scheduled to be issued by the end of August 2026.

BTS Park Zielona Góra is located in one of the most promising investment areas in western Poland. Its proximity to the S3 expressway ensures efficient connections to both the seaports of northern Poland and the southern part of the country, as well as to Central European markets. An additional advantage is its short distance from the German border, which for many export-oriented companies is a key factor in choosing a location.

Western Poland: An Increasingly Important Hub for Warehouse and Manufacturing Investments

According to commercial real estate market analyses, western Poland is currently one of the most dynamically developing warehouse regions in the country. Rising operating costs in major metropolitan areas, the need to shorten supply chains, and the growth of nearshoring are leading companies to increasingly seek locations that offer both good transportation access and competitive operating costs.

The region, centered around the A2 and S3 transportation corridors, meets all these criteria. It allows for the efficient servicing of the domestic market, the German market, and other Western European countries. Also significant are the developing logistics infrastructure, the availability of skilled workers, and the growing interest from investors in the manufacturing sector.

The projects being developed by BTS Development in Świebodzin and Zielona Góra are part of this trend. Both projects are being developed with companies in mind that are seeking modern warehouse and manufacturing space in strategic locations in western Poland. Their completion as early as 2026 will be the next step in expanding BTS Development’s portfolio and strengthening the region’s position as one of the most important logistics and industrial hubs in this part of Europe.
