BTS Development is expanding its investments in western Poland. BTS Park Gorzów I is under construction

The warehouse and manufacturing space market in Poland is changing rapidly. Growing demand for modern facilities, limited availability of space that meets tenants’ specific requirements, and a more cautious approach to new investments mean that projects planned well in advance are becoming increasingly important.
BTS Development is consistently expanding its portfolio in western Poland, responding to the needs of companies in the logistics, manufacturing, distribution, and retail sectors. The next facility in the pipeline is BTS Park Gorzów I—a modern warehouse and production facility with an area of approximately 22,000 m², one of whose greatest advantages will be its location just about 300 meters from the S3 expressway, at the Gorzów Północ interchange.

Western Poland – Growing Potential for Logistics and Manufacturing
The western part of Poland is among the areas with significant potential for new warehouse, logistics, and manufacturing investments. One of the most important factors is the region’s location and access to a well-developed transportation infrastructure.
The S3 expressway forms one of the key north–south corridors, providing a connection to the seaports in Szczecin and Świnoujście, as well as to the southern part of the country. Together with the A2 highway, it forms a transportation network that is vital for both domestic and international transport.
An additional advantage of western Poland is its proximity to the German border. For companies serving European supply chains, this means the ability to efficiently link operations in Poland with one of Europe’s largest markets.
Its location, road infrastructure, and access to ports make the region attractive to both logistics operators and manufacturing companies seeking new locations.
Demand is growing, and suitable space is not always readily available
The situation on the domestic industrial real estate market is also changing. The sheer number of available square meters does not paint the full picture of the market. For a company seeking a new location, the following factors are also important: the technical specifications of the facility, the number of loading docks, the availability of adequate power capacity, maneuvering areas, parking lots, the ability to conduct production, and the potential for future expansion.
As a result, finding the right facility in a specific location may require planning further and further in advance. At the end of the second quarter of 2026, there were approximately 1.3 million m² of warehouse space under construction in Poland, with over 60% already secured by future tenants.
For developers, this means the need to prepare land, concepts, and designs well in advance so that they can meet future market demand.

BTS Park Gorzów I – approximately 22,000 m² near the S3
One of the upcoming projects being developed by BTS Development is BTS Park Gorzów I. The planned investment will comprise approximately 22,000 m² of modern warehouse and manufacturing space.
One of the project’s key advantages will be its location—approximately 300 meters from the S3 expressway, near the Gorzów Północ interchange.
Such a short distance from the highway is of practical importance for future users. It shortens the travel time for trucks on local roads and enables quick access to one of the most important transportation corridors in western Poland.
For a logistics operator, distribution center, or manufacturing company, the location along the S3 offers convenient access both toward Szczecin and Świnoujście and to southern Poland. At the same time, Gorzów Wielkopolski’s location provides convenient access to the border and the German market.
Construction of BTS Park Gorzów I is scheduled to begin in the first quarter of 2027, with completion of the project expected in the fourth quarter of 2027.
38 loading docks and a functional warehouse design
BTS Park Gorzów I is designed with intensive warehousing, logistics, and manufacturing processes in mind. The design includes approximately 38 loading docks, which will enable the efficient handling of incoming and outgoing goods.
Another key element of the project will be the wide spacing of prefabricated concrete columns and concrete girders. A properly designed structure allows for more efficient use of the facility’s floor space and enables the layout to be adapted to storage racks, order-picking zones, traffic routes, production technology, and internal transportation.
In the case of modern industrial facilities, the hall’s floor area itself is just one parameter. Increasingly important factors include its functionality, structural layout, technical infrastructure, accessibility of loading docks and gates, and the ability to adapt the building to the company’s actual processes.

BTS Development invests where business is growing
BTS Park Gorzów I is part of BTS Development’s broader growth strategy in western Poland. The company focuses on developing modern warehouse, logistics, service, and manufacturing spaces in locations that provide access to key transportation corridors.
The strategy, therefore, is not solely about increasing the number of square meters. It is essential to develop warehouse and manufacturing facilities in locations where companies will need new space in the coming years.
With high demand for modern warehouse and production space, early-stage project preparation is becoming increasingly important. BTS Development is responding to these changes through the consistent development of new projects in western Poland.
BTS Park Gorzów I—with approximately 22,000 m² of space, 38 loading docks, a functional design, and a location about 300 meters from the S3 highway—represents the next step in the expansion of BTS Development’s portfolio and a response to the market’s evolving needs.
