Logistics Warehouse or Service and Production Oriented Warehouse? How to Choose a Facility Tailored to Your Company’s Needs

The choice of the right warehouse space should be based primarily on the nature of your business. A logistics operator handling thousands of pallets and daily distribution of goods has different requirements than a manufacturing company, a service provider, or a business engaged in light manufacturing and assembly.
Therefore, before signing a lease agreement, it’s worth asking yourself one question: do we need a high-bay warehouse designed for logistics, or rather a service- and production-oriented facility that ensures a comfortable working environment and lower operating costs?

Logistics Warehouse – When Maximum Capacity Matters
A typical logistics warehouse is designed primarily for companies for which the efficient storage of large quantities of goods and the smooth handling of distribution processes are of key importance.
Such facilities typically have a net height of approximately 10–12 meters, which allows for the construction of high storage racks and maximizes the use of available space. For logistics operators, distributors, e-commerce companies, and businesses handling large volumes of goods, this means the ability to significantly increase the number of pallet spaces without having to rent additional space.
High-bay warehouses are particularly popular in contract logistics, distribution centers, and companies serving multiple customers simultaneously. In such facilities, not only floor space but also the ability to quickly handle a large number of deliveries and shipments every day plays a key role.

For this reason, logistics warehouses are typically equipped with a large number of loading docks, spacious maneuvering areas, and infrastructure capable of handling multiple trucks simultaneously.
A high-bay warehouse is also an ideal solution for companies using modern WMS systems, automated warehouse processes, or multi-level racking systems. The greater the height of the facility, the more efficiently every square meter of space is utilized.
However, it is important to remember that a larger building volume also means higher heating and cooling costs. For typical logistics facilities, this is not usually a problem, as the most important factors are maximum warehouse capacity and the efficiency of operational processes.
Additionally, in these types of facilities, office space is most often part of the leased warehouse module. This is a practical and cost-effective solution that allows administrative staff to remain in direct contact with the processes taking place in the warehouse.
Service and Production Warehouse – When Functionality Matters
Not every company needs a warehouse with a height of 10 or 12 meters. For manufacturing, assembly, service, or service-oriented companies, the facility’s functionality, working comfort, and operating costs become far more important than the maximum number of pallet spaces.
In such situations, service and production facilities with a height of approximately 6 meters net work very well.
A lower height primarily means a smaller building volume, which directly translates to lower heating costs during the winter. This is particularly important for companies where employees spend many hours performing their duties directly on the production or service floor.

In practice, this means not only lower energy bills but also easier maintenance of a stable temperature throughout the year. In the case of manufacturing, assembly, or service operations, workplace comfort is often just as important as the technical specifications of the warehouse itself.
Low-ceiling warehouses also work very well for processes such as cross-docking, where goods are not stored for long periods but are quickly transshipped and sent for further distribution. In such cases, a high-ceiling warehouse offers no additional benefits but generates higher operating costs.
Another major advantage of service- and production-oriented facilities is the ability to separate the operational area from the administrative area. Increasingly, such projects include standalone office buildings, which offer significantly greater comfort than standard offices located inside the warehouse.
An office inside the warehouse or a separate office building?
This is one of the most important differences between logistics facilities and service-and-production facilities.
In logistics warehouses, office space is most often located inside the leased warehouse module. This is a practical and cost-effective solution, especially for logistics operators and distribution companies.
In the case of service and production facilities, separate office buildings located directly next to the warehouse hall are increasingly common.

This arrangement provides significantly greater comfort for administrative staff and management. Modern office buildings are equipped with, among other things:
- mechanical ventilation with heat recovery,
- energy-efficient heating systems,
- external sunshades,
- modern employee facilities.
As a result, the administrative section operates independently of the processes taking place in the warehouse.
Parking Is Often More Important Than Warehouse Height
When selecting a warehouse, business owners very often focus on the facility’s floor area and height, overlooking one of the key infrastructure elements—parking.
Depending on the type of business, it may be necessary to provide an adequate number of parking spaces for:
- employees’ passenger cars,
- delivery vans,
- truck combinations,
- visitors and business partners.
This is particularly important for manufacturing and service facilities that employ a larger number of workers.
There is no one-size fits all warehouse
A high-bay logistics warehouse and a service- and production-oriented facility address completely different business needs.
If the maximum number of pallet spaces, high inventory turnover, and distribution operations are of key importance, a logistics warehouse approximately 10 meters high will be the best solution.

If, on the other hand, a company is engaged in manufacturing, services, assembly, or maintenance, a facility approximately 6 meters high often proves to be a more effective solution, offering lower operating costs, greater workplace comfort, and functional office space.
Therefore, before selecting a warehouse space, it is worth carefully analyzing not only the rental price but, above all, how the facility will support the company’s growth in the coming years.
