What is a hall in the BTS system?
The abbreviation “BTS” stands for “build-to-suit,” which refers to constructing warehouse halls that are perfectly tailored to the specific needs of each client. The result of this collaboration is typically a robust steel hall, with dimensions, load-bearing capacity, and other parameters, as well as equipment, tailored to the customer’s requirements.
Advantages of “tailor-made” halls
One of the biggest advantages of constructing a warehouse hall in the BTS system is the flexibility in choosing its location. The future owner or tenant of the hall (BTS Development also builds halls for rent) can select a convenient location for the facility. A relatively light yet highly durable steel structure allows the construction of a large facility even on soil that would be too soft for concrete or reinforced concrete structures. An ideal location also ensures the company has good access to employees and efficient communication with subcontractors, customers, and transport routes (road, water, and rail).
BTS halls also offer a lot of flexibility in terms of the size of the industrial or warehouse space. This makes it possible to provide the right amount of space, even for an unconventional production line or a warehouse of non-standard dimensions. During the design and construction phase, BTS Development also considers the client’s needs, such as social rooms or an office building attached to the hall.
Disadvantages of constructing warehouse halls in the BTS system
Throughout many years of activity, during which we have built many halls tailored to customer needs, we have received various opinions on BTS halls. Clients most appreciate the possibility of creating a custom-made facility in their chosen location. If the client orders the construction of a BTS hall that they will own, this solution practically has no disadvantages.
A potential drawback of production halls and other steel buildings built in the BTS system for rent is the need to sign a long-term lease agreement. For most companies, this period ranges from eight to ten years. Some production companies cannot predict their future so far in advance, especially given the current unstable market conditions. For this reason, BTS Development offers the possibility of leasing a BTS hall for a much shorter period. In response to our clients’ expectations, we decided to allow lease agreements starting from 5 years. In this case, the client has the option to extend the contract unilaterally for a longer period. Throughout the lease, the rent remains unchanged, and other operational costs are settled transparently.
How is the construction of BTS warehouse halls carried out?
When deciding to build a warehouse or industrial hall in the BTS system, it’s worth learning more about the details of the process. The first stage is always a consultation with the client. The client manager at BTS Development learns about the client’s expectations, the required size of the hall, and its durability. If the tenant or future owner will be using cranes, hoists, or similar heavy equipment, it’s important to account for their installation early in the design process. These elements require additional structural reinforcement and an increase in load-bearing capacity. During the initial consultations, the client is informed about technical possibilities and any potential limitations. At this stage, an initial budget and timeline for completing the building can also be established.
Once the design phase begins, the client can still participate in the process by providing feedback. During the design phase, we create 3D computer models of the hall. These models allow us to assess the hall’s structural strength and make changes to the design, such as incorporating suggestions from the client.
Who creates BTS warehouse halls at BTS Development?
At every stage of the design and construction of a BTS warehouse hall, you will work with specialists who are highly skilled. Our focus is on meeting the unique needs of each client, both in terms of the building’s functionality, production process optimization, and future operational costs.
Our team will provide you with support and consultation throughout the BTS hall construction process, as well as during its operation. The client has the final say on the project. However, we strive to optimize the warehouse hall’s design for the use of storage space (or the production process in the case of industrial halls). Our specialists tailor the hall’s layout and its surroundings to the technical requirements of our client’s operations.
Project approval and construction of elements
Industrial halls, warehouse halls, and other steel structures are usually built using prefabricated components. This process involves manufacturing individual structural elements in advance, which speeds up the assembly of the steel structure and makes it independent of weather conditions. The components are made from a specific type of steel alloy, then connected, usually through welding, riveting, or bolting. Once completed, each element undergoes a quality check, including verifying all its dimensions. This ensures precise assembly on-site and maintains the required dimensions and shapes. The steel elements are then coated with an anti-corrosion layer to ensure they remain in excellent condition and maintain their durability for many years.
The use of prefabricated components significantly accelerates and improves the construction process. The elements are of higher quality because they are manufactured in strictly controlled conditions.
Collaboration with trusted contractors
Throughout many years of building steel halls in the BTS system, we have also established valuable contacts. Our partners ensure the timely and high-quality execution of tasks. During the construction process, or in the project and interior outfitting phase (such as office rooms, social areas, kitchens, bathrooms, etc.), we can rely on the experience of trusted subcontractors and manufacturers who have repeatedly demonstrated their high quality.
Handing over the completed hall for use
Throughout the design and construction of the warehouse hall, we take into account not only the client’s requirements and expectations but also legal requirements and safety considerations. This ensures that the use of the BTS warehouse hall is safe for the people on the premises, as well as for the machinery, vehicles, and goods inside.
After handing over the completed facility to the client, BTS Development provides a package of necessary training. This includes health and safety instructions and guidelines for using the hall’s equipment. This may vary depending on the order and previous agreements.
Personal support during the lease of a BTS facility
When a client decides to sign a long-term lease for a warehouse, industrial hall, or other facility, they can benefit from the support of a dedicated manager. This person knows the client’s expectations and ensures the prompt removal of any damages or issues during the lease, as well as the possibility of expanding and modernizing the facility. The dedicated manager can also assist in optimizing the storage process and provide any necessary training for the facility’s users.
Social and office spaces are also important
In the warehouse hall design, it’s also worth considering office space and social rooms. This not only optimizes the use of storage space but also provides excellent working conditions for employees. Improving communication between workers (e.g., by placing office spaces near the warehouse or production line) can result in significant savings and increased productivity.
BTS Development provides comprehensive services for the BTS hall construction project. When the facility is handed over, the client receives a fully functional, modern building with complete equipment. This approach results in significant savings for our clients, and with our years of experience, we can ensure the smooth completion of the tasks entrusted to our partners.
Previous projects by BTS Development
On the BTS Development website, you can find our previous projects. Among the many buildings we’ve constructed are production and warehouse halls, office buildings, as well as renovations of existing structures. In many cases, renovating or expanding an existing building is the most cost-effective solution.
A significant portion of the halls we’ve built were constructed using the BTS system. These include both halls for rent, built for a specific long-term tenant, as well as those sold to new owners.
